Hi,

My fiancée and I just locked up our first rehab project and we're looking for a licensed & bonded General Contractor to work with.

Does anyone know someone they'd recommend?

Welcome to SDCIA.  Congratulations on getting your first rehab.  I'm a bit surprised that you are going "retail" and using a general contractor.  If you don't have the skill, this is probably a wise choice and a good learning opportunity.  You may feel that your focus is on buying and selling and leaving rehab to the experts.  Flipping is a cut throat occupation and low cost is very important.  Management is all about schedules (I love gantt charts), budgets and maintaining high standards of excellence.  If you don't insist on mistakes being corrected, then just "blowing it off" becomes a way of life.  Although you will love your general contractor at first, it is likely that he will put his needs (mortgage, truck payments) ahead of yours.  If he doesn't pay his subs, they can just put liens on your property and sue you.  Somebody you pay will never love your equity like you love your equity.  So I would learn as much about building trades as possible as you go along.  Then you will know that the replacement wall was built correctly, rather than just trusting that it was.  Trust, but verify.  Who will manage the managers?   http://www.nextdoor.com is a good place to ask about general contractors.  It is specific to your zip code.  Sign up, lurk for a few days and then post your question.  Good luck and learn as much as you can about everything.
