ATTENTION, BUY-AND-HOLD INVESTORS: our partner will be listing a fourplex a few miles east of Downtown San Diego. Location is right in the path of development and near the Orange Line trolley. She wants me to bring her a buyer BEFORE it hits the MLS.

Property consists of two 2bed units in a front building, plus two 2bed units in a back building. A laundry room connects the two. All units legal and permitted, with separate water meters. All are occupied. I'm trying to get the rent numbers now, but I'm told they're a bit below the market.
