If you invest 8 years, you only pay 85% of the capital gains.

If you invest 10 years, you pay no capital gains.

(It's kind of a weird structure---who would take the 8 year option if you can eliminate all capital gains by waiting another 2 years?)

It might be an option for those with big 1031 exchanges.

Since it wasn't promoted and or even mentioned by the sponsors of the bill, I'm not even sure to what extent the program has significant guidelines from the Administration.

It is going to require the investor to invest in what so called Opportunity Zones that are economically depressed.  I'm not sure how attractive the offer is---but there it is---and it is only budgeted for something like one and a half billion dollars---so it won't last forever.
