I've been having a hard time pulling equity out of my TX investment properties with equity line/2nd loans at 90% LTV.  Have you guy done it before?  Seems like a lot of national lenders won't lend over 80% LTV in TX.  Are there local ones that do?

80 %  is the overwhelming standard for those types of loans but you can search for  "creative"  types  ( read higher risk takers thus higher costs )  who go higher.  Alex in here would know the current offerings.

 

However,  I throw out the idea that maybe it is a good idea that the biggees don't go above  80 %,  they have been in this a long time and have seen millions go under due to too much debt.

 

You better be pretty sure of your situation  ( reserves ? )  and your plan  ( reinvest how ?  don't spend ! )  if you plan on going to  90 %  ltv.

Thanks and good point about the plan.  I plan to use to reinvest it for higher return.
