Yes I was there in August '05 when I sold my last two properties that I had.

I will buy again.....when the time is right

This quote seems rather optimistic in the face of sliding prices don't you think? Actually, the entire report seems a bit overly optimistic when put up against the trends in the current market.

So anyone that believes Real Estate is going to have a major correction is a troll?  If I say Real Estate is just taking a dip and is poised to explode to the upside am I a Troll than as well?  Everyone has their opinion on what will happen.  I provide evidence showing we are in a bubble with a correction currently under way that is going to get a lot worse.  Simple as that.

 

I saw the signs in '05 that real estate was topping out so I sold.  It will be years before we bottom out.

I prefer the ugly truth based on current market trends and hard data. What happened last winter/summer/fall is inconsequential.

Where I own in Tampa prices continue to rise

 

 

I see the comps about once a month.  I'm concerned about the rent to price ratio so I don't blame people for selling.  I will say there are places like condos and townhomes close to my homes which were poorly done.  These homes are cramped, offer no street parking and have small driveways for cars.

 

My townhomes have garages, yards, and other great features.  One is a corner townhomes next to the towncenter and starbucks.  The other one is directly across from a beautiful park.  So these cramp townhomes may sit idle and can't be rented, while I don't have much problem with mine.
