Below find some New High LTV programs available for owner occupied followed by Investor..

OWNER OCCUPIED 1 unit (2-4unit & high loan amounts may have stricter criteria)


*97-100% LTV Full Doc w/580 fico & w/high DTI's(down to 500fico with <=43%dti), 95% max for cashout. Late Payments or in Default OK if due to Adj. rate increase. Refi Now & save you're home! 

*97-100% LTV No Doc No Credit!! Refi IF currently in an FHA or VA loan, and Non-Credit qualifying loans if Purchasing a Hud/Va Foreclosure home.

*90% LTV Stated w/660 fico, Cash out 80% max w/680 fico (reduce ltv's by 5% in declining market)

*80% LTV Stated/Stated w/680 fico, cashout 80% w/700 fico (reduce ltv's by 5% in declining market)

*85% LTV Bank Statements for Full doc, 680 fico, Self Employed only(biz statements 75%max) Lower LTV's with lower ficos down to 600.  No Cash out on this program.

*90% LTV NO SEASONING CASH OUT Full Doc w/620 fico

*80% LTV Full Doc OPTION ARM Purchase, Rate-Term/Cash out 70% max(Non-Fico Driven)

have you closed on any of the higher non owner occ stated loans in san diego?

zach, can you do commercial hard money on fully entitled land in the high desert?

Need $3M on $4.6M appraisal.  Can work with less if necessary.

need fast action, other lender fizzled.

Cork, what is the plan of action on the land, do you have permits to build a commercial building on it?  Do you have other property to bring in for cross-collateral?  Feel free to send me an executive summary and the MAI appraisal and ill see what I can do for you.  If you have 2-3 borrowers with excellent credit(720+) and high net worth(2.5Mil+) I have some hedge fund managers that will lend to very high ltv's even on raw land but they hold long term so there will be an extended prepay on the loan.  Very fair rates and pts.

Zach, can you please provide further detail about the one you closed Friday, most importantly the LTV, FICO and whether it was full doc.

A lot of us are skeptical.

Please prove us wrong.

If you can do investor 20% down no doc for a 700+ Fico at a reasonable rate you will have my business. I plan on buying ten properties minimum next two years. But I will need more than the usual mortgage broker reassurances that rarely pan out. A solid game plan with proof of performance prior to filling out the application would be very nice.

There is a non credit qualifying loan ONLY for Veterans, or for non-veterans purchasing a VA foreclosure home. 

The one I closed friday was a 80%ltv self employed Stated/Verified rate/term refi on 1unit Investment with a 710 fico, client had strong liquid assets and strong self employement work history.  A new purchase would work in this scenario as well.  There are no No Doc loans for purchases.
