Dear Investors:
An Arizona company is seeking investors who have at least $100,000 to invest and who are looking for extremely good returns on their money over a two year period. Investor's money will be used to buy homes in Maricopa County, AZ at large discounts, rehab them and then lease option them for 2 years. During this time, investors will receive at least a 7% return on their investment, and after two years will receive half of the profits from the sale of their properties as the lease options expire. Profit from home sale $ 50,000.00
½ of home sale profit to investor $25,000.00
Total profit to investor over 2 years $34,800.16 (almost 50% return on $70k initial investment)

the only thing i see wrong here , is doing the lease option to the end buyer, getting someone to pay 120k for a property you bought for 45k in today's phoenix market, the properties at the 45k range are the maryvalle type subdivisions not to desirable, and the amount of repairs 25k on these types of properties is high,do you really want to upgrade that much in these neighborhoods.
