Hi,

I tried to sell my San Diego house at comps value by throwing in my new Mercedes, but had too much competition (too many sellers already doing that). I decided to be creative and undercut my competition by offering you the house for free if you buy my Mercedes at blue book value. Any takers ?

Does this mean that too many other sellers were also throwing in their brand new Mercedes to sell their houses?

What else did you try besides offering a car? Did you list the property with an agent and/or advertise it in the papers and internet, or MLS, Craigslist, Tribune, PennySaver, FSBO.com, or Help-U-Sell...?

How long did you market it using the above methods? What are the average days on market for similar size houses in your farm area? Sixty days? Ninety days? 120 day?

Are you sure your "comps value" is accurate? Have you been inside enough similar homes for sale in your farm area to confirm the data you have about values in the area?

By the way, have you checked to see how many months of inventory are currently on the market for sale and considered how this will impact the velocity of your sale?

There are a half dozen other market data that you could check, but the ones mentioned should be a good indicator of what to expect in the sale of your house.

Otherwise, there aren't enough details here to comment on whether buying your car makes it worth taking over your hell-hole of a house or not!

I'll buy your house, I will need you to carry a  100% note,
no payments and no interest for 15 years.
You can lease it back from me for 15 years for $2000 per month.
I'll pick the car up on Monday.

Hi Javipa and Simonw,

I don't own a house in San Diego. Nor do I own a Mercedes. The post was a parody/spoof of the many people offering a brand new car as incentive for people to buy there home. I have seen quiet a few such cases featured on TV (including one case of nightly business report on PBS - and, according to the commentator, other people are doing it too). Maybe if prices continue falling at the same pace as the last year, you may soon see real ads like the one I posted.
